Finding the right Tenant

All potential tenants are thoroughly screened depending on their situation. Reference checks will be conducted and we use several systems to confirm their rental history and employment details.

When we find the right tenant, we will let you know immediately and provide you with their application for your final approval.

Property Inspections

Every 3 months our managing agents carry out a property inspection. After each inspection a property report is sent to you, the Lessor, and a copy is kept on file.

Please note that this is included in our service fee, and no additional charges apply.


All trades people organised by Option Property are fully licenced, adequately insured and carry public liability cover.

Maintenance and repairs at the property will be carried out when required in accordance with your property management agreement.


Option Property collects rental payments directly from the tenant before paying this (less our fees) into your nominated account each month.

At the end of each month you will receive a detailed rental statement showing the disbursement of funds to you.

Option Property will review the rent regularly and you will be notified if there is a change in the rental market or a potential increase in rent.

Tenants who are falling behind in rent, are contacted within 24 hours. If they are unable to pay the arrears immediately, you as the owner will be informed to avoid any surprises. If the tenants are 7 days in arrears, they will be issued with a Notice in accordance with the Residential Tenancies Act.
